Rose Dhu
The gated 330-acre, 116-homesite community boasts a significant equestrian center and natural amenities on the north side of S.C. Highway 46. It is just minutes from downtown historic Bluffton and 20 minutes from Savannah. Homesites range from more than half-an acre to five acres in size. The equestrian center features climate controlled tack rooms, 12 rotating paddocks and more than six miles of riding trails.
Moss Creek
One of greater Bluffton's most well-established and tight-knit communities, Moss Creek and its 1,044 homesites is situated facing U.S. Highway 278 just before the bridge to Hilton Head Island. A lovely gated club community located halfway between Hilton Head Island and Beaufort, just south of the Broad River, Callawassie Island has been under development since the 1980's and is considered one of the region's premier club communities. Surrounded by the scenic Chechessee, Okatie and Colleton Rivers, the 800-acre island enclave includes 724 homes and homesites and a championship 27-hole Tom Fazio golf course that has been rated among the best in the Carolina's. Residents will tell you however, it is the privacy, the views and the quiet setting that are the most appealing attributes of Callawassie.
Sun City Hilton Head
Sun City Hilton Head by Del Webb and Pulte is an age-defined community meaning that at least one resident of the household must be 55 years old or more. The gated community with its own security force was started in 1994 and currently includes more than 4,000 residences on its 4,300 acres. It features a broad array of both homes and recreation facilities. It is focused on establishing and maintaining friendships between its residents, and as such, has more than 200 clubs and organizations. Featured amenities currently include its two golf courses, a town center with pools and recreation fields, two fitness centers, a state-of-the-art tennis center and wood-making shop. Biking and walking trails run throughout the community. Shopping and medical facilities are close at hand.
Hampton Lake
Another new Bluffton community, acclaimed developer John Reed's Hampton Lake will feature a monumental 165-acre freshwater lake, seven miles of navigable waterways and 340 acres of preserved woodland. Up to 955 homesites are being developed, and golf membership at nearby Hampton Hall will be offered. Unique offerings also include gated security, a lakeside beach, kayaking, boating, tennis and health and fitness centers. Most lakefront homes and homesites will accommodate boat slips, for easy backyard access to fishing, kayaking, and deck-boat cruising with friends.

Riverbend is Sun City Hilton Head's sister neighborhood across U.S. Highway 278 and S.C. Highway 170 offering waterviews of the Okatie River. This community is age-restricted like Sun City. It features 200 homesites and offers active adult living along the beautiful Okatie River, near U.S. 278, bluffton and Hilton Head Island. Access bridge and pathways connect the gated community to Sun City. Amenities include golf courses and clubhouse.
An established community, since the late 1980's, Rose Hill is unique in that it has two distinct sections, one on the north side of U.S. Highway 278 (called the estate/equestrian side) and one on the south side of the highway, called the golf side. Altogether there are 988 homesites. There is gated security on both sides. The equestrian side features large polo grounds with a series of polo matches held every spring and fall. Many of the estate home lots are several acres in size with some fronting on the river. The historic Rose Hill home is an original antebellum mansion that enhances the beauty of one of Bluffton's most popular communities. Many residents of Rose Hill work in Savannah and Beaufort. It is only 30 minutes from the downtown areas of each city.
